# Buyer search and data accuracy

> Research nearby buyers and review contact matches before outreach.

Start with the property you're trying to sell. Investor Map helps you research nearby property transactions and possible buyers, then save usable contact matches to Contacts. A result is a lead to check, not a buyer who has confirmed interest in your deal.

## 1. Search around your property

When the feature is available to your workspace:

1. Open **Investor Map** in the app navigation.
2. Enter a complete United States property address and choose the matching suggestion. Choosing the suggestion starts the search. Check that the map is centered on the property you intended.
3. Open **Advanced search filters** to adjust the area and buyer criteria, then choose **Apply filters**.
4. Review the buyer list and map. On a smaller screen, switch between **Map** and **Buyers**. Open a map pin for its property details, or a buyer row for the profile.

The search radius measures distance from your selected property. Moving or zooming the map does not by itself run a new search around a different address.

Buyer search and skip tracing are available to paying customer workspaces, but access to a particular search, detail or save action depends on your workspace's enabled features and your role. If Investor Map is missing or an action is blocked, ask your workspace administrator or **[support@dispoiq.app](mailto:support@dispoiq.app)** to check the access available to you. Do not use another person's login or treat a visible selection control as permission for every bulk action.

For a search or save problem, provide your workspace, the selected address, filters, approximate time and any displayed notice or operation reference. Check whether you are seeing new results, prior results, a completed lookup or an actual saved contact. Support will review the relevant access and available attempt or save evidence with authorized staff, explain the confirmed outcome or remaining uncertainty, and give the next permitted step. This does not guarantee a result, enable a restricted feature or promise an immediate response.

## 2. Choose filters that fit the deal

| Filter | How to use it | What it does not establish |

| Search radius | Look for recorded activity close to your deal; widen the radius if the area is too narrow. | A buyer's full buy box or willingness to buy outside that area. |
| Sold period | Choose the transaction window you want to research. | When every investor first bought. For a flipper, the qualifying transaction can be the resale; the earlier acquisition may be outside the selected window. An unavailable date still needs checking. |
| Buyer type | Choose flippers, rental buyers or both. | A confirmed strategy, current rental operation or commitment to buy. The labels come from transaction and ownership signals. |
| Property type | Narrow the returned records to the offered property categories. | That every property in the area is covered or that the owner buys only that type. |
| Price min / Price max | Filter by the latest qualifying sale amount in the returned record. | Your deal's asking price, the buyer's budget or a flipper's earlier acquisition price. |
| Funding | Filter the source's cash/financed indicator. | Current cash on hand, proof of funds or the funding available for your deal. Unknown funding does not establish either category. |
| Minimum purchases | Narrow results using available portfolio information and grouped records. | A verified count of purchases within the selected sold period. Similar owner names can be grouped, and source portfolio information may differ from the properties shown. |

Radius, buyer type and sold-period changes can run another search. Property type, price, funding and minimum-purchase filters narrow records already returned; they do not search the whole market for additional matches. Read **Filters pending** or **Showing prior results** notices before using the list: the visible records may still belong to the previous successful search.

## 3. Read the property and owner together

A flipper result can describe the prior owner who bought and resold the property. A rental result can describe the current recorded owner. Compare the name, property address, transaction dates and company information rather than assuming the person shown owns the property today.

An LLC or other business name is different from a person associated with it. A returned manager, officer, registered agent or possible contact is not necessarily the beneficial owner or the person who makes buying decisions. Joint owners and similar names also need checking.

The details can show purchase and sale information where supplied. **Gross margin** is the difference between the recorded resale and acquisition amounts; it does not deduct repairs, financing, holding costs, commissions or other expenses. It is not the investor's net profit. Missing rent, yield or other fields are unavailable information, not zero values.

Transaction dates describe recorded activity, not the date every contact field was last verified. Records and contact matches can be incomplete, stale or wrong. Investor labels use fixed rules; they do not certify identity, ownership, liquidity, purchasing intent, financial suitability or ability to close.

## 4. Understand result counts and missing matches

Not every investor in the area is listed. Search limits, missing fields, unsuccessful lookups, supported property categories and filters can all affect the answer. The map also needs a usable location, and several property records can appear under one grouped owner.

Read any partial-result or limit notice. **Showing first…** or **at least…** means the displayed set is bounded; it is not a complete market count. If **Load more buyers** is offered, it requests additional results within the search's available limits. A zero-result search does not prove there are no buyers nearby.

If you find too little, confirm the address, widen the radius or sold period, and relax secondary filters. Check for a failure or prior-results notice before concluding that the new criteria returned nothing.

## 5. Find a contact, then save the usable result

Open a property's detail card and review the owner first. **Skip trace** requests contact information where available; it does not by itself add the result to Contacts. **Save contact** can perform the lookup and save usable, attributable results to your workspace. Wait for the saved confirmation and check the resulting contact before following up.

A lookup can return no contact, several possible people or numbers that cannot be used for messaging. **Phone suppressed** or **No messageable phone** can prevent saving through that action. Do not create another contact or change the name to work around a block. Saving may reuse a matching active contact; it does not prove the match is correct or grant messaging permission.

Searches, additional results and contact lookups are separate actions. Use the applicable disclosed and accepted charges for the feature; a subscription does not make metered work unlimited. Do not assume a lookup with no usable contact is always free or always billable. If a paid operation's outcome or charge is uncertain, check its existing status and ask support before starting another lookup. Before authorizing paid search or enrichment, review the feature-specific offer you expressly accept. It must identify the billable event, applicable rate or units, and how no-match, unsuccessful, repeated and pending operations affect the charge. A search, a request for additional results and a separate contact lookup can have different terms; the messaging outcome rule does not decide their charges. If the quote, charge explanation or available control is missing or inconsistent, contact **[support@dispoiq.app](mailto:support@dispoiq.app)** before starting the affected paid work.

Keep any available confirmation or operation reference. A pending hold is different from a final charge, and a timeout does not establish either that work was free or that nothing happened. Ask support to compare the accepted offer with the existing operation, quantity, outcome and wallet evidence before repeating uncertain work. Support will explain what is confirmed, what remains pending and any verified correction or applicable refund. This guide sets no new rate, handling or retry fee, guaranteed receipt format, or automatic refund for every unsuccessful lookup; your accepted terms and applicable refund rights remain controlling.

## 6. Verify the buyer before outreach

Compare important facts with appropriate property and company records. Where you have a permitted way to contact the person, ask whether they handle buying, what areas and property types they buy, their price range, rehab tolerance, funding and closing timeline, and whether they are buying now. Keep your own confirmed information distinct from the original search result.

A phone match, recorded purchase, cash indicator, contact save, do-not-call screening result or registration approval is not marketing permission. Customer-initiated SMS/MMS requires the prior express written permission described in the [Messaging & Communications Policy](https://docs.dispoiq.app/policies/messaging). The narrow recipient-initiated reply exception does not authorize a recurring campaign. Honor opt-outs and suppression, and use only eligible United States/Canada messaging routes actually available to your workspace.

Use these results for permitted real estate buyer research, not as a background-screening report or verification for credit, employment, insurance or tenant eligibility.

## 7. Respect data rights and report a wrong match

Saving a sourced record does not transfer ownership of the underlying data or create unlimited export, external-CRM, resale or redistribution rights. Check the permission for the purchased feature before using the information elsewhere. Your original notes and independently held contact information can have different rights from the sourced fields in the same record. If a name, number or ownership association looks wrong, pause use of that association. Contact **[support@dispoiq.app](mailto:support@dispoiq.app)** with the searched address, relevant result, approximate time and what appears incorrect. Avoid sending unnecessary personal records or sensitive documents. A workspace correction does not automatically change the original source or another workspace's records. There is no guaranteed source-correction or refresh interval in this guide.

A property record may come from public records, but that does not make every appended contact field public or available for unrestricted use. DispoIQ must establish the applicable source permission, required downstream restrictions, notices and rights controls before providing the affected data or function. An enabled button, purchased lookup or saved result does not certify those requirements for every source. Information covered by an earlier no-sale or incompatible disclosure commitment must remain restricted until the proposed use meets that commitment and the required permissions and protections. Check the [Privacy Policy](https://docs.dispoiq.app/policies/privacy) for the separate treatment of customer-provided information and independently sourced results.

Ask support about the available coverage, dates or matching context you need to assess a particular result; missing freshness information is not a guarantee of recent verification. For a wrong match or rights request, support will record the issue, identify the relevant workspace and source information, check authority where appropriate, and coordinate permitted correction, restriction or source/customer review with authorized staff. It will explain the outcome and any remaining limitation without disclosing another person's confidential records. Required marketing cessation or individual rights must not wait for ordinary account closure. If further evidence is needed, ask for an appropriate secure way to supply it. No source refresh schedule, guaranteed upstream edit or unrestricted export is created by this process.
