# Adjust search filters

> Choose the search area and sold period, then narrow the buyers shown on the Investor Map.

Use filters to choose where to search for buyers and narrow the results. Open the filter icon labeled **Open advanced search filters** in **Investor Search**. Its tooltip is **Advanced filters**.

The **Advanced search filters** dialog lets you change the search area and narrow the results. These choices apply in your browser session; they do not change your defaults.

## Choose your filters

| Filter | Choices | How to use it |
| - | - | - |
| **Search radius** | **0.5 Miles**, **1 Mile**, **3 Miles**, **5 Miles** | Distance around the selected search address. Widen it when the immediate area has little activity. |
| **Sold period** | **6 months**, **1 year**, **2 years**, **3 years** | Time window for the latest qualifying sale. Extend it to include older activity. |
| **Buyer type** | **All buyers**, **Flippers**, **Rental** | Choose the buyer category you want to see. |
| **Property type** | **Any**, **Single family home**, **Multi family home**, **Condo**, **Townhouse**, **Mobile homes**, **Land** | Select one or more types. **Any** includes all offered types, rather than commercial or unrecognized property types. |
| **Price min** / **Price max** | **Any price**, **$100,000**, **$200,000**, **$300,000**, **$500,000**, **$750,000**, **$1,000,000** | Set lower and upper limits on the latest qualifying sale amount. Keep the minimum at or below the maximum. |
| **Funding** | **All**, **Cash**, **Financed** | Choose records marked **Cash** or **Financed**. Unknown funding remains under **All**. |
| **Minimum purchases** | **1+**, **2+**, **3+**, **5+**, **10+** | Use the count explained below to narrow the buyer list. |

## Apply or reset

1. Set the choices you want in the dialog.
2. Choose **Apply filters**.
3. Wait for any new search to finish and review the resulting buyer list and counts.

Changing **Search radius**, **Sold period**, or **Buyer type** runs a new search when a selected address and prior search are available. Property type, price, funding, and minimum purchases narrow the results already loaded.

Choose **Cancel** to close the dialog without applying your edits. **Reset to defaults** resets the choices in the dialog to a 1-mile radius, a 1-year sold period, all buyers, any property type, any price, all funding, and 1+ purchases. Choose **Apply filters** afterward to apply that reset.

## Understand prices and purchase counts

**Price min** and **Price max** use the latest qualifying sale amount. For a **Flipper**, the row's **Purchased for** amount and the detail card's **Purchase price** refer to the earlier purchase before the resale. A flipper can therefore fit your price filter while showing a different purchase price.

**Minimum purchases** uses the larger of the returned ownership count and the number of records grouped under that owner in the loaded results, with a minimum of one. It is not a count of purchases made only within your selected sold period, and it is not necessarily the number of properties shown on the map.

Buyer labels are activity signals. Read [Understand Investor Map results](/investor-map/read-results) before treating a label as a buyer's stated preference.

## Broaden an empty result

If you see **No matching buyers found**, try these changes and choose **Apply filters**:

* Increase **Search radius** or extend **Sold period**.
* Select **All buyers** and **Any** property type.
* Set both price limits to **Any price**, **Funding** to **All**, and **Minimum purchases** to **1+**.

If **Load more buyers** is available, it adds records that your filters can evaluate. Relaxing a filter on already loaded records does not by itself fetch every additional record in the area.

If **Showing prior results** appears after a failed search, the visible results came from the earlier search. Retry before interpreting them as results for your new search choices.
