# Understand Investor Map results

> Understand buyer labels, purchase prices, property details, and map totals.

Use **Investor Map** to find potential buyers near your property based on their past purchases. Select a buyer row or map pin to see the property and purchase details.

## Read a buyer row

A row shows the recorded owner name, a **Flipper**, **Rental**, or **Land** label, distance from the search address, a property address, and **Purchased for** with a transaction date or relative age. Repeat-buyer rows also show a purchases count.

Results are grouped by the owner name in the records. Each row and map pin shows one property from that group, with nearby results listed first. Similar names can belong to different owners, and the results may not show every property someone owns.

| Label | What it means |
| - | - |
| **Flipper** | Property records show a qualifying purchase followed by a resale. |
| **Rental** | Ownership and property records suggest rental activity. This doesn't confirm an active lease or what the buyer is looking for now. |
| **Land** | A land property with qualifying investor activity in the records. |

A result can show signs of more than one type of activity. The label doesn't tell you everything about the buyer's strategy.

## Read the map totals

**Buyers Found** counts the buyer pins currently shown after grouping and filters. **Search Radius** shows the radius used for those results. **Flipper Buyers**, **Rental Buyers**, and, when present, **Land Buyers** summarize the displayed categories.

These totals count the results shown, not every buyer in the market. They can change when you load more records or adjust your filters. A record without usable map coordinates won't appear as a pin.

The purchases count can use the ownership count from the records or the number of loaded records grouped under that owner, whichever is larger. It can include purchases outside your selected sold period.

## Open property details

Choose the buyer row or map pin to open its property card. Use **Close property details** when finished. On a narrow screen, switch to **Map** to inspect the selected property.

The card shows available beds, baths, square footage, recorded owner, and owner type. Land cards show **Land parcel**; lot size is not provided in this card.

| Field | How to read it |
| - | - |
| **Purchase price** and **Purchase date** | For a flipper, the earlier purchase before the qualifying resale. For other results, the latest qualifying sale. |
| **Transaction type** | **Cash purchase**, **Financed purchase**, or **Not available**, based on the returned funding signal. |
| **Sold price** | The latest qualifying resale amount for a flipper, with its date. |
| **Flip duration** | Approximate months between the earlier purchase and resale. |
| **Gross margin** | Resale price minus purchase price. The percentage is a share of sales price. This does not subtract repairs, financing, carrying costs, fees, or other expenses. |
| **Hold time** | Approximate months from the qualifying purchase to the current date for rental or land results. |

**Gross rent** and **Estimated gross yield** currently show **Not available** on rental cards. Other missing facts also show **Not available** rather than an estimate. Use additional property and transaction research when a missing fact matters to your decision.

## Keep filters and prices in context

The **Sold period** and price filters use the latest qualifying sale. For a flipper, this can be the resale, while **Purchased for** shows the earlier purchase. See [Adjust search filters](/investor-map/filters) for the filter definitions.

If **Showing prior results** appears, the list still represents an earlier successful search. Complete a new search before using those rows for your changed address or search choices.
